Built by one team, about thirty minutes away

Greenland is the small city on Fayetteville's southern doorstep, next to Drake Field and split by Interstate 49. It started as a railroad stop called Frog Pond, grew with the railroad, and is now mostly homes tied to the Fayetteville economy. It is a practical place: families, commuters and a lot of people who wanted a bit more ground than the city offered for the money.

It is also where the land changes. South of Fayetteville you are properly into the Boston Mountains, and Greenland sits right at that edge. The limestone plateau we deal with in Benton County gives way to sandstone and shale, and the hills start to mean it. Lots here are more likely to slope than to sit flat, and more likely to collect water from the land above them.

That makes Greenland a base-and-drainage town. The patio itself is rarely the hard part. Keeping it flat on shale through a wet spring and a dry August is the job.

What is under Greenland

Greenland sits on the edge of the Boston Mountains, and that decides more about your project than any material you pick.

This is the edge of the Boston Mountains rather than the limestone plateau to the north, and the difference matters more than anything else about the site. The rock here is sandstone and shale, and the Fayetteville shale swells when it takes on water and shrinks when it dries. That cycle is the single most common cause of foundation and hardscape movement in this part of the state, and it is entirely predictable if anyone bothers to look.

What it means for your project is that base depth and drainage are not optional extras, they are the whole job. A slab or a paver field laid on shale that is allowed to wet and dry will move, and no amount of surface quality saves it. The fix is unglamorous: excavate deep enough, get the water away from it, and compact in lifts. Slope adds to all of that, and most lots around here have some.

Greenland issues its own permits through City Hall at 8 East Ross Street, on 479-521-5760. The city publishes a building permit application alongside separate electrical, gas, mechanical and floodplain permit applications, and it is explicit that the city building inspector has to sign the original application for the permit to be valid. The permit is filled out and paid for at City Hall, and some forms are only available from the office, so call before you plan around one.

Greenland is small enough that part of the land around it is outside the city. Outside the city limits it is unincorporated Washington County, and the rules there are genuinely different from Benton County's. The county says in its own words that it does not enforce building codes for single-family homes or residential accessory structures, including swimming pools, in unincorporated areas, so there is no county building permit or inspection. It does still run zoning and floodplain development permits through Washington County Planning on 479-444-1724. No inspector does not mean no standard: the state code still applies to the work, and we build to it either way.
