Cave Springs is where we are based, and where the Swindle build is, so this is the town we know best. It is also the one where karst is not an abstraction. The town is named after the thing: the cave and the spring are real, the water table is close, and the Cave Springs cave system is a genuinely protected environment.
That makes drainage the first conversation rather than the last one here. Where water goes after it leaves your patio is not a detail in a town sitting on a cave system, and designing a scheme that sheds a few thousand square feet of new hard surface into the nearest low point is not good enough.
Beyond that, the lots are a mix: some older and wooded along the creek, plenty of newer and open on the developments that have gone up as the town has grown around the airport corridor.

What is under Cave Springs
Cave Springs sits on the Springfield Plateau, and that decides more about your project than any material you pick.
You are on the Springfield Plateau here, which means the Boone Formation is under you: Mississippian limestone interbedded with chert. Where the limestone has dissolved out, what is left behind is red clay full of chert fragments, and where it has not, rock turns up a foot down when the plan said three. That is a karst landscape, so sinkholes, springs and voids are all normal features of it rather than surprises.
What it means for your project is that excavation is the line on the quote most likely to be wrong. Hitting rock changes the method, not just the hours, and a contractor who priced a flat dig and then finds chert at eight inches has two choices, and only one of them is telling you. It also means drainage has to be designed rather than assumed: water in a karst landscape finds a route, and if the route runs under your new patio you will find out in the second year.
Cave Springs issues its own permits through the city. Given the local hydrology, anything that meaningfully changes how water moves across a site deserves a conversation before it is designed, not after it is built.
Outside the city limits it becomes a Benton County matter, where detached Group U structures in unincorporated areas have not required a building permit since November 2023, though pools and attached structures still need permits. We establish which set of rules applies at the first visit.
